As far as jumping straight into apartments, this is where I have actually seen several doctors who I know personally fail (they got taken advantage of by their partners because they didn't have the time to be involved and supervise, or the knowledge they needed to avoid being ripped off). 

The salespeople painted a rosy picture, and I was willing to pay if their services were delivered.

Now with a blank canvas I got my contractors together and painted the picture.

Hi all,I have 5 units and will have the ability over the next couple years to scale some.One thing that is holding me back is the time commitment on maintenance between little issues that wouldnt really make sense for a handyman/contractor to do and probably wouldnt take the job anyway to renos/painting/etc between tenants and everything in between.

Well just as the post indicates, this investor was taken advantage of.  Also, I have posted many times, do not do business without a trusted team. So yesterday I spoke with an investor that purchased a so called 100% ...

The owner never bothered since they were only there during the times of the year when they felt it wasn't needed. 2) There is no washer and dryer, 3) the home is a 2 bed 2 bath plus a basement, which the basement needs some paint on the walls and new carpet, but not much.

Even $500 flat fee is like ripping $500 from my mouth for nothing (in my view).best too all,  curt

The eggshell is more washable than a flat paint. 

The attached images show the attic's current condition.The room in the back is insulated and and would require finished flooring, heat, & paint (62 sqft above 7 ft height).
