I wouldn’t think those are common numbers.. if you’re buying properties at 26K regularly that’s a different story.

I would look for a custodian who does not charge a fee based on your assets.I normally see the costs being A one time set-up fee along with an annual reoccuring fee.The thing you want when opening up an SDIRA is that the return that you will make with alternative investments will be greater than the fee that is charged to you for the SDIRA plus the return you would have likely gotten with a regular IRA.

How did you arrive at what you refer to as a plan (it isn't) of buying one rental a year?

The builder suggested a local bank that they use and would like to see them succeed and referred me to the commercial lending department.

Hopefully your lease has provisions that explain the process for adding a house mate/ how long guests can stay/ repurcussions for breaking the lease and I would reference those in your note.
