How much is the landscaping cleanup going to realistically cost?

I considered SFH where I'd rent out all the rooms and keep one to myself, but this seems risky since I'll realistically be away for months at a time and couldn't manage the unit/other tenants.Then I came across some listings that appear to be hotel rooms for sale, with basically the facilities I need (a bed, toilet, kitchen), a price point I can handle (270-500k$, I'd do 20% down), and fairly high HOAs (~1500$/m?).

Not sure how much of an impact this can realistically have.

But you have to have realistic expectations.

It was not producing a return that justified the effort and this was a purchase made prior to the recent rate hikes and the crazy appreciation from 2012 to 2022 (so its return was better than if the property was purchased today).I do believe a local investor should do better than an OOS investor, but it starts with accurate/realistic under writing.  

The idea is for her to be a silent partner, while I take on the more active role of finding deals and managing the properties.I'd love to hear your thoughts and experiences on whether this could be a realistic strategy to get me started in real estate investing while at the same time help her establish a source of retirement income in the next 5-10 years.

But there should be some realistic expectations and talk of how viable a business of just loaning EMD is.And then the risk one person who posted said if the deal did not go through well then title company would simply send him his money back.
