got under contract for 47,000 in Cedar Rapids but missed a few things first time through. it's on a slope concrete block foundation small kitchen is added on and no foundation at all.floors are not level the floor plan is all wrong it's a 1900 build don't think it had indoor plumbing originally. so total gut job. might add I'm using hard money on this.now the good points it's on a1.13 wooded acres lot, and houses in neighborhood with 1/4 acres lot about same size age etc are listed around 200k. so any one know of a foundation contactor in CR that does that work?

I currently own a duplex in Grand Rapids near downtown GVSU. 

I will be relocating to the Cedar Rapids, Iowa area and wanting to start investing in real-estate .

My school was planning rapid growth in the next six years so much so there was a question of where would the student body live in my mind.

I work and live in Chicago in a rapidly gentrifying neighborhood and my biggest concern is that so many people who live here, are not in a position or perceive they are not to take advantage of the changes. 

I am new to real estate and am looking into purchasing my first deal in Grand Rapids, MI or one of the surrounding areas.

I’d like to continue to buy more rentals and connect with other investors, landlords, lenders, etc in the Grand Rapids area.

this happened to me in TExas on virtually every house we did there.. values rising to rapidly and and all your buyers VA FHA  who also need closing cost assistance.. tough place to do vanilla retail flips ..same with many areas of the country were values have been stagnate for years.
