As others have stated, you aren't required to reimburse tenants for hotspot costs.

Drive slow up/down the wrong street looking like you aren't from there could get the cops called on your or worse.

Usually, I would say this is a lot to bite off, but you are young and already have a single family so you aren't a total noob. 

BRRRR is a learning curve and most lenders aren't looking to fund 100% of a project for a newbie.

Sounds like it could generate some good monthly income, but it could also be a hassle being that far away and only 1 property.Yes, but we have friends in Fairhope that manage rental properties so we aren't as concerned about that. 

Some BRRRs still pop up from wholesalers here and there, but you aren't finding many right now that make much sense. 

Any "strategies" to invest quicker than having the money to invest aren't going to be ideal for you.
