There are a lot of charlatans and 'Guru's' out there promoting this and that but the Stech family is the real deal when it comes to Private Lending. 

Its "in town" and should be a premium MHP but its also pretty rough.

The property is livable, but I am account for a pretty significant turn in 4 - 7 years of paint, flooring, and any miscellaneous repairs that the inspector could have missed since it was occupied.

Learn by experience and making mistakes.One issue is most people who buying coaching only buy one program or max 2, so it's pretty hard to rank them.If you are convinced this is what you want to do, I'd look at Lifestyles, Total Wealth Academy and Brad Sumrok's programs.

I am guessing that the vast majority of homes 10+ years old had some sort of water damage at some point, most had probably several.My own home is only a few years old and we had the washer spring a leak and a few years later the RO system in the kitchen started leaking into the cabinet.Seller disclosures are pretty useless in my opinion.
