Hi Dean - we had access to a DSCR product until a couple weeks ago - it's currently paused, per my conversation with one of the loan brokers I work with. 

Purchase price: $75,000 Cash invested: $10,000 Sale price: $120,000 This is a 2 bedroom 1 bathroom single family detached house is South Georgia.

I do feel QBO kinda traps you into the system (Like Apple products, haha) becuase it is the "Go-To" for Bookeepers and Accountants.  

You will need to justify the sale price of those assets to the new owner at their then current value on your books.It is a big hassle to do this, but it can make you a lot of money if you do it right and are careful in your record keeping.

The goal is to slowly build a real estate portfolio and get to a point that I can eventually sale my business. 

It can be paid off by a refinance, or a sale or cash out of pocket.The other issue is the pending divorce.

It's almost like they tack on a few hundred dollars to the order and forget to charge sales tax

I think its rare you can take a model you're doing in this are or product and just move it somewhere else or on to some other product.To me, If you have a niche that works and you're good at it and the numbers are strong,  I believe you should put everything you have into that business model and grow it and grow it fast while the getting is good.
