What procedures and processes have you put in place to avoid the scammers?

Crime is on the rise, property protections for landlords is nearly non-existent, and development is leaving the area for more favorable regulations. 

In most municipalities approvals have a few year shelf life and in the event new regulations or new zoning bills are passed you could lose the benefit of the in place zoning/development procedures.

We used to do STR arbitrage, which can work great in SoCal, but regulations are the main barrier to that.

Don't forget to familiarize yourself with local laws and regulations; hiring a local attorney can help navigate the legal aspects.

If not, ask them what their procedure is for getting the names.

There are groups on meet up that are working on changing the regulations around this, city codes.
