I wouldn't as the bulbs will go missing and I wouldn't really care if I am saving my tenant electricity (and I certainly wouldn't pay a premium for LED bulbs for the privilege.)However, I recently LED'd out my entire primary residence that we purchased this winter, and am very happy with the decision.  

You have to request utilities to be turned on (it's all in the tons of paperwork) if you want them on when you do your inspection (if you do one), and you have to pay for that privilege.

Last week I had the privilege of scoping and underwriting a 200 unit apartment complex in AZ.

On another thread the Poster asked what the audience thought of what was being offered in his local RIA  IE  :::    you bring the deal  they will fund it and split profit 50/50 and just so we know your sincere you must pay us 7500.00 up front for the privilege to bring us a deal to consider..

You see - I am not into the privilege of owning property.  

I've looked at so called turnkey guys who are selling SFR and duplexes at full ARV even though it needs 60k to rehab has tenants with 1 year left on there leases paying rent that doesn't even cover PITI ( sure I would love to buy a 300k slumlords used up property and then have it cost me an extra $500 a month for the privilege of owning something) or the "wholesaler" offering to sell me a property at 90% ARV "only needs $25k to make rentable" oh yeah what does it need?

I have no debt, I own my own fitness company and don't have the privilege of a 401k I want to invest in a small rental property and buy maybe 1-2 a year and move up to bigger properties or more frequently.I make around 100k No debtNo IRA or 401kHow can I talk her into a property and/or compare rental property vs her 401k.Thanks

Plus in most markets itsHard to find pet friendly places so tenants don't mind paying for the privilege
