Yea this is same thing like when we said MF Class A yield has 10% IRR, it's gross IRR, in real term post tax it's more like 8% IRR. 

There is nothing more irritating than when homes along a neighborhood show an inconsistent lack of uniform appearance. 

I have to change rooms b/c those feel grimy to me and smell so bad I end up irritated during the whole stay.
