‘The real estate brokerage industry in the United States is all about making the process of transacting real estate “frictionless”.  

Local industry groups or events are great places to start.

Emotion and sympathy will not bring long-term success in this industry.

A better approach might be to find a REI Association in the area(s) and ask other investors for their recommendations - it's not uncommon to choose a different appraiser depending on the type of property (residential vs commercial MFH vs. office or industrial) and the objective of the appraisal.

I am very curious how AI will continue to impact industries especially real estate!

you dont a good agent repping a buyer is going to go to bat for them not U keep in mind many sellers lie about all sorts of things.. not saying your that way but it is common the industry.
