Hi @Daniel Palma,I just finished aggregating a bunch of data for markets all over the us and I think I've settled on looking further into the Indianapolis and Huston metro areas.

I have in the past offered last month's rent free in an effort to get a tenant, but that tenant then moved on looking for the next deal.

I plan on looking into that before my next turnover.

This is why many times you have to write the offer and make it contingent on looking at the property.

Odds are you will not need to sue the bank just send them a (bark and growl) letter to make them put a priority on looking into this, their attorney will know if they have a bonafide claim or if they need to file a lien release.

If you disclose that you plan on looking for other buyers that you plan on assigning to as your only exit strategy you are disclosing that you are brokering without a license. #2 if you market the property without a license regardless of if it says it’s okay in the contract your brokering without a license.

On looking into the laws that would've worked out in your favor.. but try to pay it forward on adding something new to the tenants apartment that would give you the option to raise the rent.. so be creative and calculated..
