They're definitely still out there, they're just a bit harder to find but it's just really about having a good contractor that can get you accurate quotes for how much the rehab will be and an experience realtor / broker who can give you accurate ARVS for what the property will be worth once the work is finished and helping you find these deals as soon as they hit the market, or has a good source for off the market properties that might be viable.

@Albert Bui @Carlos Valencia There is no offset when you live in the 2-4 unit remember its a full HIt to your monthly PITIA and yes you can use the rental income but only as an addition to your qualifying income, you're still taking a FULL hit on the PITIA.Its only offset when you vacate or move out or it has already been converted to a rental (pure investment/non owner property).

There's nothing left to cover expenses so you better have deep pockets to cover maintenance, admin, turns, etc.If you think you can quickly improve rents to a point that covers your expenses and pads your pocket a bit, then maybe, IF it hits your return threshold.If you're buying cash, then the mortgage is not a factor.
