I heard people say to use Google Voice and set up a mailbox to get back to the motivated sellers, but is there a better way to handle leads when they start to come in?

@Pavlos Kasselouris a non licensed person cannot receive a fee...any sort of compensation in Florida.

You can always call up the title company beforehand to get an idea if they charge any sort of settlement, recording, doc prep, etc fees.As for the Seller side, the buyer chooses the title company 95% of the time, unless seller just recommends one.

Everyone wants off market.You DO NOT want off-market deals.What you want are MOTIVATED Seller off-market deals!

They even pitched that I run marketplace adds for my property and refer homeroom (and if a lead goes to another property in the end, I do not get any sort of compensation).

And if your LT tenant needs to assist with things now and then, be sure to show appreciation and compensation of some sort (I've offered free wifi, though my tenant prefers their own internet/cable).3) I haven't had any issues, but maybe avoiding carpet and low rates with single night rentals that ends up attracting homeless guests.

Interesting, are you advertising to find motivated sellers? 

I'd put together some sort of monthly agenda and commit to running it.
