I am in the Tampa area and a few years back Weeki Wachee made the list. 

Mentally it's hard to buy into a dipping market, but I think that's where a lot of money is made longterm. 

I just spent some time in your market, specifically out in Pasco county, and man is there some growth going on there locally!

Rented for about $725 per month way back then.What made you interested in investing in this type of deal?

Biggest mistake I made was not keeping 50 or so more of the 500 I flipped, cost me millions, All the best  My last 3 multi families 2429 nw 81 3/2+ 3/2 purchased at 385 October 2441 nw 81  3/2+ 3/2 purchased at 400 October 441 nw 44th 3/2+2/1 purchased at 280 August again there’s deals , you just have to look.

This was my first property, and while it's been a great learning experience, I made several mistakes along the way—ranging from choosing a realtor who was more focused on closing the deal than finding the right house to having a poor inspection and overlooking issues hidden beneath the surface (literally).

If they fail to handle it, I will do it and charge them for my time.Another change I made was to add a no-deposit option to all my residential rentals.

Often times this data isn't made public so some calls have to be made, but for us it's an indication whether or not there's a trend of investments being made in an area.
