Hey Dan, renting to a sober living operator can be a great idea.

However, if you are profiting over 6 figures, the property might be too expensive to live in order to truly house hack.

We found that by more or less falling on our sword and saying, "Hey, we want you guys happy... tell us what you need from us" they were more than helpful and once we had contractors they liked on board the process went perfectly smoothly.I don't live near you so can't help with your locale... but hopefully some of it helps!

I haven't lived in it long enough to be exempt from capital gains, good point on that.

My wife and I have done all the terms (short, mid, long term rentals) and have done some live in flips.

I flipped and did some buy and hold when I lived in Florida.   

I went owner occupied either conventional or FHA.  3-5% down at the time you only had to live there 1 year and then you can move out or move on. 

I previously lived in this property and never locked myself out of my room so I never looked nor do I even know if I have a key for the bedroom door.
