RachaelHey Rachel,you’re correct, if you’ve run your numbers the conclusion to drop the beachfront condo idea in favor of an SFR in unincorporated parts of Pinellas county is the way to go.

I was tempted to drop the wind coverage with Proper but when you do so, you also lose out on loss of use due to hurricane.

Would it be smart to hold off on investing until prices drop?

With the .5 point cut, I think the rates already dropped in anticipation of this happening, but not sure if anyone has further insight into this?

Prices here are still at peak and interest rate drop is not all that meaningful.

Hi all, For a rental home, tenant says bathroom floor keep getting wet, even though it is small amount. at first, they thought they dropped some water. after wiping water, however, it keep coming back and now they think there is some water leak. my plumber went to check and found no issue with bath sink. he thinks it must be shower leak. the shower was redone last year by a contractor, who i ended up firing since he did not show up to work later. anyway, i hired water damage restoration (Servpro) company to check how much damage there is now. unfortunately, based on my research, it is very hard to find source of shower leak. i am thinking of rebuilding shower. i hired a kitchen remodel contractor and he gave me two options; either fix shower pan only, or (optionally) rebuild shower as well. 

If you see a listing that might have some selling clues in the description (i.e. needs work, owner moving, divorce, etc) or one thats had a recent price drop or a deal thats fallen through, don't be afraid to put in an offer of say 150k on a 200k house.
