It seems to me you're hung up on them not wanting equity, as in they don't want to participate in your ongoing concern on a lengthy basis. 

While it is a lengthy document, it is recommended to review it to understand what you're signing up for. 

I'll try not to be too lengthy, but there is A LOT happening in Apopka that when taken collectively, make a valid argument for it being one of the best suburbs of Orlando. 

Frankly a lengthy debate on a potential downturn makes me nervous because the debate only has merit if investors are highly levered and have been borrowing like crazy to expand against their equity and purchase more assets / doors.

In judicial states costs can be lengthy and so can foreclosure.

since i see subdividing the properties in to individual parcels a lengthy process and may result in lots sizes less the zoning minimum

After a lengthy foreclosure (and paying your debt to contract seller) you will still have not monetized the opportunity to your benefit.
