I can afford to invest in B properties with larger down payments but I guess it means I may be doing more like 2-3 deals per year than 3-4.  

We can buy the house for maybe 125k and he estimates 120k in renovations.

I just feel like you’d be way better off joining one of the larger multifamily networks that has actual resources and successful students.I really truly believe that Ryan and Tyler started off with good intentions, but I feel they saw how much money they can make off of tuition and have made a ton of promises that they haven’t kept.

I just bought a lovely 8 unit last April that had been horribly neglected but have turned it around and done some cosmetic renovations and increased rents.

As your deals get larger, especially when they are bigger than the equity in your home, a fix-and-flip loan may be worth considering.I'm happy to share my experience as an investor and as a lender.
