What is the best way to attract motivated sellers New Jersey?

A market I'd like to start is Ewing NJ by the College of New Jersey.

In Pennsylvania, New Jersey, and Florida (I can only comment on these three as they are where I have/had property), in order to conduct business in those states, you have to have an LLC registered within the state.

I am a developer in Northern Jersey and I can tell you that the benefit of the license is the ability to access the MLS.

I would take that $20k and leverage it to purchase something a little higher end, in am area going up, like the northeast, or across the river in south Jersey

I’m flipping a house in New Jersey, built in 1983, 4 beds 2.5 baths, and it has a pool.

Does anyone have some experience with down payment assistance programs in New Jersey ?
