I do, however, see you regularly posting regularly on LinkedIn, in a similar fashion to your posts last year here on BiggerPockets.Normally, this would be an issue that I'd move on from and not waste my time on.

In general it is not worth building a single ADU for a variety of issues but the largest is the cost to add the ADU is typically far greater than the value added by the ADU.  

It must make selling a house IMPOSSIBLE until its paid off since the same issue sounds like it would apply.

I understand that if you live in a state that does not have a state income tax - you won't have any state tax liability, but based on $110K income, you would be in a 24% federal tax bracket...Distributions from an IRA or Roth conversion would be considered ordinary income and subject to ordinary income tax; capital gain tax is not applicable here, so I'm not sure why you are bringing it up... 

If a 10 year investment horizon is an issue than this is definitely not for you.  

Otherwise you will quickly run into scaling issues.  

Maybe it has more to do with the software than the company (although their customer service sucks), in which case you might run into the same issues with other emulators, but it has just been constant headaches.

During those 10 days, if they find issues they want repaired, compensated for, its negotiated.
