Hey Deepanshu - you would likely need to state that all personal property being sold has no transfer value or have a separate contract for the sale of the furnishings.

My only suggestion is that you research the transfer tax in those areas.

This way there will no be loose ends and title transfer will be clean, you wont even have to issue a quit claim deed.

It is difficult to maintain, it scratches, it warps, it stains, it needs to be cleaned with cleaners made for wood floors, pets tear it up, it transfers noise, it shows wear patterns, etc. 

Some investors prefer buying properties personally and transferring them into the LLC.

As for the refinance aspect, if you're going from LLC to individual (or vice versa), at my shop you would just transfer title into (or out of) your LLC at the close of escrow, so that part is no biggie.

SE FL is a bit of an anomaly however as we have a lot of international investment. 

The closing date is the date means when you close and when payments from the borrower would transfer hands.

I would first contact your mortgage holder to figure out the process to transfer the debt to an LLC. 

After paying the tax, you can transfer the proceeds to your partner.
