Actively looking for new opportunities, including motel rehab. recently Vail Resorts acquired Peak, (attitash, and wildcat) something to keep an eye on over the next decade as they tend to inject capital into their communities. at this point, its no secret that North Conway Vacation rental market is pretty good. but its become very saturated. over 700 active listings.... turns out, its run the long term rental market dry, driving up prices and availability of good tenants. just converted a Vaca unit to long term unit, after operating expenses its about the same cash flow, but less work.

I would consider using a bank to alleviate your initial capital injection and focus on multifamily 2-4 unit rentals.

Does it make sense to inject my cash into this kind of project if the intent is to refinance and pull it back out once construction has completed, or should I be thinking of OPM strategies from the get go?

I am extremely bullish towards this area.If you were to reverse search real estate transactions from years past, you will see that everywhere the 540 Hwy is built, equity is injected into properties within weeks/months afterwards due to the increase of population, foot traffic and commercial business entry.

They really only look at the viability of the deal itself only taking into account your credit score and money that you're injecting into the deal.

Most of today's investor loan products look at your credit score, the amount of cash you're injecting, and the cash-flow of the property...not your personal cash flow.
