What is the industry standard for underwriting?

Property management is generally regarded within the real estate industry as a loss leader.

Emotion and sympathy will not bring long-term success in this industry.

A better approach might be to find a REI Association in the area(s) and ask other investors for their recommendations - it's not uncommon to choose a different appraiser depending on the type of property (residential vs commercial MFH vs. office or industrial) and the objective of the appraisal.

Good writing, lack of knowledge on the historical context of the industry (outside of statistics).
