There are some nice small things on the market that have already been re-habbed and it seems like I could pay that premium for things I lack at this moment and still move forward to build confidence in properties where I need to develop the team for adding value to my next properties.Also, I think Memphis is a cool spot-hope that works out really well for you.

We've seen some pretty incredible deals here in multifamily, especially with cash offers. 

The 2- 4 unit builders are never, ever DSCR constrained, in fact I've seen some incredible DSCR numbers when pricing 2 - 4 unit refis. 

Also let me know if you're interested on partnering up on anything, I might be open to talking about that, I've been lightly considering looking for some partners.I've been considering pursuing mostly flips and BRRRR but also new builds for sale - but I have all my capital tied up in a couple of deals at the moment!

So not only do you have to do the rental numbers from a monthly perspective but you have to assess what/how much capital you have at this very moment and where is the best place to put that capital into.

Taking the small steps throughout the years has compounded to this incredible opportunity.
