Improve your credit and financials so lenders are willing to take a chance on you.

You are dealing with your first eviction/rehab but if that happens again in 6 months and it takes months to evict will that financially stress you?

Next up is a huge financial hit: closing costs.

I'll let others chime in on their experiences, but from a motivational perspective, I think attending live events and getting the "conference high" is something that only happens through in-person connections and being in the same room with investors who are eagerly pursuing their real estate/financial goals. 

So, if you don't know how to build financial models, there are some available that are pretty good online (adventures in CRE is a great resource).  

We increased the rent slightly after the first 24 month lease and were able to recently increase the rent when the first tenant moved out.Lessons learned?

There is an much art as science in financial projections and numbers change with the market.  

There are still properties that can increase their rents, and may make for a good investment.  

If you have a business you can grow and get financially rewarded that is higher priority then leaving that.
