We had to involve the police (residents tax dollars at work) and then the neighbors had to endure several weeks of rehab work.So, while I agree to an extent that one should be able to use their property to their liking, if the use is creating externalities that create a burden on other residents, including city expenditures/tax burden, then I see this as a problem.

We have an “Inclement Weather” clause in our lease that requires heat be left to a specified minimum and windows remain closed and if this is not followed, tenant is responsible for frozen pipes or other conditions related to not following this.

@Tina S.I’m personally not a fan of the outside boxes because it requires a padlock for security and makes it inconvenient for the tenant (or me) to access the box in inclement weather, which is often when a breaker flips.

If nonpayment by the tenant is a risk you cannot endure due to lack of capital I would walk away from this deal for sure without cast iron commitments from the landlord.
