Not a great set-up for an enduring partnership.

We had to involve the police (residents tax dollars at work) and then the neighbors had to endure several weeks of rehab work.So, while I agree to an extent that one should be able to use their property to their liking, if the use is creating externalities that create a burden on other residents, including city expenditures/tax burden, then I see this as a problem. 

This is beyond them enduring the inconveniences of repairs.

If I don’t hear from you in the next 10 minutes, I will assume you aren’t attending and I will move on to my next appointment.Using this system as dramatically reduced any wasted time I used to endure as part of the showing process.I have all of these paragraphs set up so I just cut and paste as I get responses.

@Kelly ConradI know you've gotten a lot of feedback, so try and endure one more perspective. 

We have an “Inclement Weather” clause in our lease that requires heat be left to a specified minimum and windows remain closed and if this is not followed, tenant is responsible for frozen pipes or other conditions related to not following this.

I'm trying to actively take steps towards real estate investing, but there is a lot of mental endurance that I need to break through - perhaps cultivate the hunger or curiosity for real estate.

@Tina S.I’m personally not a fan of the outside boxes because it requires a padlock for security and makes it inconvenient for the tenant (or me) to access the box in inclement weather, which is often when a breaker flips.

If nonpayment by the tenant is a risk you cannot endure due to lack of capital I would walk away from this deal for sure without cast iron commitments from the landlord.

Skills and knowledge you simply can't have as a newbie are one ingredient, endurance and the willingsness and talent to deal with the weirdest people is another one.
