No, it doesn't have to be 50K, but it has to be enough that the seller feels comfortable that you are not just going to tie up his property and then walk without any consequence to your wallet. 

I went to my local hardware store picked up the service panel for $145 and $35 roughly per complete can light.

It could even be as simple as a terra cotta pot with a recirculating pump from the hardware store ($50).

Also, if/when it does come in make sure you check it is not missing parts, mine came missing the brushed nickel hardware which caused a re-order after several calls to customer service.

Minor, mostly cosmetic stuff, maybe appliances, paint, carpet, hardware, light fixtures.

When it's coming out of your wallet from a week's pay, you think harder, do more research, and make sure it's the right marketing strategy before you pull the trigger...which is a good thing.So, my advice, if you can refinance the principal balance for a lower rate, and that frees up some money in your monthly budget so you can launch a motivated seller marketing campaign...then THAT is the right route. 

I don't even leave the hardware in place to tempt a renter to try to hook it up.
