His drug dealer kept coming over, he'd stay up until 4h00am, make noise, etc I had some furniture in the rental basically and old bed, a desk, a 27 inch tv, a fridge and a range, he just used that because I didn't have time to remove then and didn't really care anyway, he never brought in ANY of his own furniture (he kept telling me his stuff was in a locker while in fact he didn't have anything).

When you net the two you start to see what was really sub-prime vs. was was just noise from trading.

As for the MFH, i see that as a grind, fixed income type of investment ( i already have two multiunits).

There are sure to be plenty of tenants out there who won't mind the added noise, especially if it gets them into a place for $100 or so less than another similar place.

I think I would have expected the opposite.I really don't have an ax to grind, I have just been looking at RE business models and am trying to get educated.

As long as the rent is paid and they are quiet I don't care.Now when people get in hard times I find 3 people turn into 10 people living under one unit 2 beds,2 1/2 baths.The problem is the people that were qualified credit and criminal are on the lease and the others are not.So the unknown people have not been qualified to see if they will be a problem or not.More people wear down the units faster,cause noise with extra vehicles,and parking issues.Our water is not sub-metered and is paid by us the landlord.Extra people taking a shower,flushing the toilet,washing clothes,cooking etc. runs up the water bill.Water company says people use about 60 gallons a day on average according to statistics.I know there is fire code limits but I was thinking of having in lease max of 4 people and anything over that is 50 dollars per month per person.This would cover extra water bill and help with extra turning costs with the heavier traffic usage.

Stocks are a global market so brokerages can buy large ads to promote their brand, creating more public awareness and "noise" about stocks.
