depends on your temperament and your goal.. and where it is.one well place rental in the SF bay area is a gold mine.one poorly placed rental in Detroit not so much.. so it depends..

Its however a GOLD mine for those who know what they are doing. 

IB is an interesting choice and could be a long term gold mine as Beach cities with affordable property is a rare commodity.  

It becane a mind-numbing gold rush, a national epidemic.The challenge is to have spent enough time in the market to "see" and understand these wisdoms and act accordingly with courage and vison to do what nobody else or very few are doing or talking about now.

I've noticed that almost all the properties look the same with deep reds and golds when light and bright interiors is what's popular now.
