my biggest fear in Real estate investing is the lunging dog.....not just being in a back yard, but particularly from being the unfamiliar face in the middle of a dead end neighborhood street....in NE Florida....a territorial dog is often loose,, or if charged up enough easily can snap the tethered tie leash or hop the small small fence...

I now have ABSOLUTELY no fear of crawling underneath a 2 story 1900's house and having to exhale to fit under a floor joist.

Quality units in each market will be the high range of that market.I fear if you go below 2.5X, the tenants may not be able to afford the rent and that as soon as something goes amiss that they will fail to be able to make rent.

I fear that the price of a one bedroom apartment (one parking space) in Lohi cannot go much higher and we have a massive inventory of apartments being built downtown these days.

Keep in mind that there is a ton of construction up there, and not sure how long it will hold out until it turns into a "concrete metropolis", that I fear takes over up and coming areas.

@Matthew Paul - spoke to the Wife and she is not comfortable with keeping our house as a rental. she strictly thinks the new tenants will beat it up and leave it in a state where we'd have to sink money into it to fix it up before selling. also, if we hold it for a number of years, she is fearful that it will be "out of date" and we'll need to sink money into it to remodel it as well.i am more of a risk taker than her and do not agree but we have to come to a consensus.we also would likely need the profit of the current home to move into the next home - for a down payment.creative options/ideas?

This is also my first deal so I'm trying to get over my fear of investing by going big like this.As far as rents this one I'm purchasing was 158,500$ total, with each side of the duplex renting out for 750.
