The property manager can make or break you, it has to be a PM that is working in that space and is comfortable there.I agree with earlier comments to look in the front and back yards to see how many old cars, abandoned junk, or treasures that aren't treasures are piling up.

Yes, we agree this is a PM issue / topic to handle.So we've left it for them to do so.They've already showed the tenant, from the contract language, why they are being asked to pay for this.Thanks again,

Make sure both parties fully understand and agree on:How profits/losses will be split Who is responsible for what (e.g., repairs, management, communication with the seller).Exit strategies in case things don’t go as planned.When you do find the right partner make sure to create a joint venture agreement that outlines all of this clearly.

We agreed on $345k with the seller carrying 10% on a 20 year note at 5% for 18 months.Financing the deal went pretty smoothly, although a bit slower at first then I would have liked.
