Hi Everyone,My partner and I have a deal in Greensburg, IN just outside of Metro Indianapolis that we don’t have enough equity to wholesale the property like we usually do but the owner has told us that he would entertain a 2 year lease option on the property.

I am entertaining making some cash purchases and then refinancing cash out leaving 20-25% in the properties.What I was hoping to learn more about would be people's experiences with making cash purchases for several properties.

Thanks for the replies, I thought that might be the case.I wonder though, at what size would an investor be enough of a PMC's revenue to be able to make some demands of them that they normally wouldn't entertain?
