I know many and work with many solid good business runners who move and shake.

The possibilities are endless this way... and will beat any of these templated services

I want to forgo the endless lead-generated agents calling me every 10 minutes trying to get a piece of the action. 

The list is getting too long to keep track, problems and variations are almost endless, redemption rights are pretty easy to overcome with escrows if such is applicable.

I've done many odd jobs while paying my dues.Realtor assistant - I learned comps, contracts, transactions, short sales, etcField guy/runner - I learned condition of the property, estimating repairs, why to bring a gun with meAsset manager - Lots and lots about how inefficient banks are internallyTransaction coordinator - REO, how REO listing agents workBasically, anything I could do to get in the door, and work it from there.

M&T seemed like the front runner, but I have to go back to my notes and call again for clarification. 

I also try hard to stay physically fit by being a dedicated runner ( 4+ miles a day/ 5 or 6 days a week).
