With an LLC, you may be able to deduct business expenses more effectively and avoid double taxation.

As long as you have the self discipline to not raid that reserve for fun and pleasure, go for it.

I also just got this email about a renewal (only a partial quote) :Effective January 2, 2025, annual subscriptions will be priced at $179, and $129 for add-on units.

I believe their is a strategy here to acquire, stablize and liquidate along the way to build a self funding cash machine.

Does anyone know a property manager that supports small self-storage rentals in addition to residential rentals?

I would be self managing the property because I know the area well, have local connections to help out if in a pickle, and could get there in a day drive if need be.
