I think people forget the risk involved with all the guru's making it seems easy in their "classes" and it's good that a deal might be a bit scary.

It’s easy and so worth it unless you have 30+ units.

I think finding property is pretty easy compared to managing.

Yes what appear to be simple easy jobs still take time , and we bill for time . 

I think though now with this new law it gives the state an easy track to regulate compliance  IE you either gave the disclosures or you did not you either have the disclosures on your website and marketing or you dont.. be very cut and dry for enforcement. 

It is not an easy thing to run a property when your customers are horrible haha.I recommend student housing with 9 or 10 months lease and run STR during the summer for this property while students are on vacation.

I'm new here so may not have a full view but the overall climate seems to be-anything to make a deal-ridiculous financing, leverage the home you life in-who cares where it is located it will be easy to rent/manage from hours away-don't be gracious with your tenants and housekeepersMy guess is a tilt toward young and not financially stable which is awesome if remaining sensible. 

Maybe some easy refreshing of the mortar but I would also plan on digging down for better waterproofing.Now, no way I would build a tiny little place on that lot.
