In my opinion, based on basic numbers displayed it's not a good deal unless you start cash flowing on 13th month.

They did not want to be on title I invest in properties that I lease out to cannabis growers and they were concerned that somehow it would be bad if they were on title  

@Lucy CanWith the amount you are putting in, I'd approach a HML, you will pay a higher interest rate, but anything with a cannabis related tenant is nearly impossible to get a loan for. 

Tenant in a SFR should also be responsible for lawn care and snow removal.I don't think that Zestimates are worth the electrons used to display them on your computer monitor.

Or how about a site that cross references rentometer with listing price of homes and displays 1% or better?

Why would you even consider renting to someone who you know has displayed such behavior?
