I will be quick to admit I have only had experiences with small rentals (6 units and smaller) so if you are looking for help on larger apartment complexes I would not be a great resource.

($20-$40k/yr) then you should definitely target small midwestern towns where you can get cashflow and zero appreciation.

This also saves me money as my business is relatively small I use a property management software to help with bookkeeping called Stessa which is free to use. 

Does anyone have experience exchanging their small multi family property into a single family home, use it as an investment property then move into it as a primary residence after meeting the requirements?
