DealMachine and direct mail can work well, but consistency is key.

I would start with them.I am not based in LA, so I don't know your exact laws, but I think I can still provide some initial direction for you to find answers, and maybe offer an idea to research.  

I'm great at putting experience packages together for underwriting, and I know exactly what they look for when there's no direct construction experience verifiable by title.

Around 20 years ago we had a duplex on the sand of gulf shores Alabama.  2 years in a row direct hits from hurricanes, you can look it up.

One-person rental units are in the highest demand, and co-living directly appeals to this market.

. :)  these are not credit score loans ( I mean I have a credit score) but thats just a formality its all about capital and relationships with your bankers and deposit relationships thats key as well.Yes your relationships with sub contractors will be a huge factor in profitability, both direct and indirect. 

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.
