I have worked my entire career in construction and last 2 years performing entitlements, permitting, and construction for industrial developments along the Wasatch.

I equated it to a property per year simply because in the Denver area it's very difficult to find cash-flowing deals that make the investment worth it, so I figured I'd be looking at several properties to reach my financial goal. 

While i was able to get make a few offers, tracking that effort was difficult.

As things get more difficult more and more and just staying higher end. 

Common examples include difficult grading, or an irregular lot orientation. 

This is an extremely unusual practice, never seen this in 15 years of my investing career.

It is difficult to achieve this on a single day. 

So even if new construction were to pick back up, it would take at least two years for anything to hit the market.What I really like about this area is how difficult it is to build and how long the permitting process takes. 

But all in all, its definitely a more difficult time for foreign buyers in Canada.
