Probably exaggerating, but there's no denying that the neighborhood has a very steep appreciation curve right now.In regards to the note option, I have two buyers that have explicitly agreed to purchase the house for the 700K in whatever way we prefer, including buying the note and giving us the difference. 

My current hurdle (and I'm imagining this to become more prevalent with the federal limit on property tax write offs) is that our exposure with the LLC. having a free and clear asset is large and homeowners insurance is denying us when I ask for a LLC.

They'll deny your liability  insurance in a heartbeat for the kind of peeling paint issues we get down here.

At what point would the FHA be denied as far as the condition?

If I am purchasing it now and it didn't have insurance before, why would that cause it to be denied insurance today?

If a postponement request is denied then filing a BK may be the only option to get additional time.

You might be able to deny them access to the media system, but I would contact an actual lawyer before doing that.
