I'm not super wealthy, but I do have some spoils of the trade to play with.I live in Malden, and have been educating myself to get into flips and rentals (loving BRRRR) in the area (Melrose, Medford, Malden, Everett, Saugus, Lynn, Stoneham, Reading, Woburn, etc.).I have never officially invested in real estate, but I have owned first and second homes for many moons, and they have been good to me so far.I've learned enough in my studies to know that real estate investment in this area and time is far from a no-brainer.

I hear good things about lots of up-and-coming cities (Indianapolis IN, Mesa AZ, Madison WI to name a few), but I know nothing about those markets, the culture of those towns, the good and bad areas, or even how to find a good property manager over there.

It's very much an up and coming area; a lot of young movers and shakers are coming in and setting up shop in its rustic charm, investing in the local businesses and culture, and it seems like the local government is riding that wave, investing in public areas and roads.
