There’s an excellent diversity in suburban areas, with often a few hundred yards meaning the difference between a $95k property and a $295k property!

I chose my broker because I was actually interviewed, they gave me hands on training, a younger culture, and small in size. 

I mostly listen to science, history, culture.

They have a very good volume of investments (putting them in the top five there) and they have an mix of diverse investments of all kinds (every combination of commercial, debt versus equity direct investment versus fund).

- No personal income taxes- low cost of living - high job and wage growth - diverse population - multiple housing options- the STRIP- Raiders, Golden Knights, WNBA, Soccer, Triple A baseball and soon the NBA will expand

Noticing that Miami is just like NYC in Art, Culinary experience and diversity.

The markets that have good job diversity, growing economies, affordable rent to income ratios and have not seen a massive run up over the past several years.

It's a very diverse market - you can find just about anything for any price depending on what town you want to invest in.

State LLCs, title companies, paperwork turnaround, agent customs, local banks, insurance.... this part was a little like building relationships in a foreign culture - even words are pronounced differently here.
