Lower entry costs, 8-12% cash-on-cash returns, and lighter regs—most counties just need basic safety checks, no city-style licensing grind.

I do not think it would cost too much to tone it down howeverI got a $10k quote (minus fees) from an interior decorator recently to redesign.

The issue is our land value is high, so the structure value is low compared to the overall property cost. 

I can promise you that my first deal was TERRIBLE, but I lived at a reduced monthly cost to living than renting/buying a single family and that is what mattered. 

I prefer markets that experience mild winters to eliminate the added costs brutal winters can bring. 

I believe this is what they call a pier and beam foundation which I have no experience with so I have no idea what it would cost to fix. 

Cities with limited land for expansion have higher appreciation than those with abundant, low-cost land where new construction is preferred.

Not sure what your monthly cost is, but every vacant month it costs a lot trying to make that up.
