Our town actually has about 11/100 and competition and me are still building.

Typically from the months of April-October, I can get my units filled within 1-2 weeks if priced competitively and in turnkey condition to get market rents.

Not to mention the accommodations for out of state travelers and the restaurant scene which is a huge deal in Wine tasting tourism the WV has a fraction of those facilities compared to Napa Sonoma etc etc. ..

So the question is have you guys ever used a hard money lender before do you recommend it or just figure out how to get the cash yourself or find properties that can go for conventional if the seller even considers it I own a contracting company and a moving/junk company so our projects I know for a fact I can do at a fraction of the cost as most investors but still I’m getting out bid to no end where I can’t see the money at all I’m not sure what there seeing but that’s a whole other story Anyways would love to hear from you guys if you used hard money lenders before and what to be careful with I’m just trying to see all my options Thank you in advance

Also, financing for 1-4 unit properties is heavily competitive vs looking for financing for 5+ unit properties.

I'd have no issue if they mailed me or scraped TOT info to reach out etc, but to use a businesses platform to market and take revenue away, and have to disguise your contact info to do it...no thanks.I realize some of that is just the name of the game, and plenty are ok with prospecting this way but for me you can use the demographic of STR owners without directly sourcing via the competitions platform. 

Additionally, my extensive knowledge of the local area gives me a competitive edge over other investors.2.
