As long as I know all I'm doing is cleaning the place, and my previous pictures are still a good representation of what the property will look like (I'm not painting a different color, doing new flooring, new landscape etc), then I start my ad a week or so before the tenant moves out.

They make powered ducts between rooms to cycle the air as an option if the rooms still need heat/ cooling.

After you address the leak it might be worth looking at additional venting or conditioning the crawlspace with a duct from the air system.

If the lease prohibited painting the walls and they did not put it back to the original color you could keep the deposit to repaint the walls they mis-painted.
