Tools like Zillow and Roofstock are great for scoping out options remotely, and connecting with local property managers or agents in those areas can give you more insight.

I also think it's a great tool to help build wealth opportunities for those who may not be able to go the conventional route. 

Most places have online property search tools that will give you the owner's name and mailing address for free.

It should be just one of many tools you use to evaluate.

I'd recommend looking in our market. it's not as frequent as Akron. find a good agent in the market using the agent tool and I'm sure you'll be doing fine!
