You can get a shorter, simpler one drawn up by an attorney, I know some guys use a nice clean 1 page doc, but if you're going to be doing a lot of business in Texas it's good to get familiar with the TREC forms.

This sewer line runs under 2 of the other subdivided lots that were intended to have houses on them about 400' away and ties into a city main 1 block away from the houseOct 2008 - I purchase the home and everything is great, assuming all is per plan.2010 - Developer sells one of the lots that my sewer runs under to the water district for a future clean water well site.Â

I also find that depending on the tenant, my one Airbnb property has less wear and tear because it's constantly cleaned and maintained versus my other rentals where the families living there settle in and accumulate stuff - which makes it hard to deep clean regularly (to my liking) as well as just the constant daily wear and tear from kids etc.Â

If I can get 2 different renters in before Jan 1 2025-is still possible by obviously getting a cost seg.Also, would all of the house hunting, going out to see properties, research (calling city for license/map searching)Â and buying the furnishings count toward the 1 of 7 qualifications IRS demands in addition to the 2 Airbnb bookings-preparing home, cleaning, set up etc?
