Usually I won't make multiple applicants pay my screening fee, if my initial meeting is good enough where I accept that tenants appliance and fee, I also have them submit their security deposit for holding, which I don't put in the bank until mutual acceptance between both parties; however, as each adult is paying $53 I wouldn't make applicants pay who might not be chosen.

According to persons I've talked to at REIA meetings apparently I've chosen some tough areas to focus on in real estate investing (buying and selling non-performing notes, bird dogging/wholesaling and out of state foreclosure prop owners with the intention to move into a couple flips and buy and holds by the end of this year).I can't focus on all of them at once and have decided to work the bird dogging/wholesaling and note buying at the same time for the next 2 - 3 months to determine which marketing strategies work best for finding leads and establishing relationships with banks for the states I'm interested in.I've known this person for about 10 years and he is very successful at wholesaling/foreclosure/short-sale/flipping.

Honestly, I have always had real estate on the brain, it was going to be my chosen family investment profession regardless of my wife and I's professions, but seeing as I am at home with my kid for now, why waste time waiting to invest when I could just start now?

For an investor focused Realtor, having a mentor in your chosen area of focused is far more valuable than the retail/primary residence focused training regimens of the big national houses like KW and L&F.Best of luck!

Historically I have always screened tenants one at a time (mainly because the applications tend to come in every day or two) and have chosen the first qualified.
