Believe me, I'm all for hands-on and handling the cosmetic work (since you doing those renovations is your competitive edge) but as someone who has lost family (grandfather) to cancer caused by asbestos, I'm going to advise that you proceed with some serious caution; do the appropriate testing.

When life throw your curve balls or wonderful opportunities, you won't have to miss them if you are financially free from your rental property cash-flow (I say this from experience, as I travelled Europe w/my wife and 9 month old last year and we spent months away supporting my dad who got diagnosed w/cancer). 3) Relationships: Lots of people are willing to help (that don't know how).

So all you gotta do to be correct Ricky is either kill 30million + people tomorrow, get the entire housing industry, all it's labor forces and every manufacturer of 4,000+ items and distributors to lower prices 20%+, OR have 500% the number of foreclosures in 08/09 which is only something like 70% of all owned real estate in the entire US so yeah...... good luck with that, may as well do some easier tasks along the way like cure cancer
